Here’s the gripping story…

You are the landlord of a small apartment building that you are offering for sale. You find a buyer and a sale
is arranged.

The tenants learn of the sale and ask if they
will be forced to move. How do you answer?

You explain that it depends upon the lease
agreement. If the tenant signed a lease
they have the right to remain in the unit

In many cases the tenant signed a lease and
remained after the lease term ended. At that
point their occupancy became a month to month tenancy.

A month to month tenancy can be terminated
merely with the landlord giving notice to the
tenant. The length of the notice may be
governed by state law, but a 30-day notice is
customary.

In another situation the tenants learned that the apartment owner was in default on his monthly mortgage payments and the lender had begun a foreclosure action.

All the tenants had time remaining on their apartment leases and they had no intention of moving.

Bad news for the tenants… real property foreclosure law states that junior liens and leases are extinguished by a foreclosure.

This means tenant leases do not have to be honored by whomever buys the property at the foreclosure auction.

The tenants will receive due process by receiving a notice to vacate and if they don’t move they will face an evicton lawsuit.

Demand for laptop computers is sky high at the moment. But take note if you want the most up to date tech than you need to come up with some patience as there could be component shortages. Laptop computers have just been a phenomenal industry to watch. There has been no decline in shipments. Gaming laptops are no longer ridiculed by serious gamers because they are actually reasonably good. Despite that speed has majorly improved and the designs are attractive, honestly speed will and should always lag behind desktop PC’s. Could gaming laptops ever become razor thin? I think this is a sector to watch.

Sometimes the common mass market laptop computers just aren’t adequate for what we require them for so custom laptops will always be about. The benefit with a handful of custom laptops is that you get improved after market parts put in them. It just provides the end user more flexibility at the end of the day. Premade laptop computers are targeted for normal activies and not upto doing more specialised activies. Custom laptops allow a fix to this. There are a lot of small system builders out there that provide amazing customer care. I positiviley think this is a main point that goes in favour for getting a notebook thats made to .

I am honestly awaiting to see what portables hit the market in the future. A unique subject I haven’t mentioned is the expansion of inexpensive ultramobiles. Obviously this will be something huge in developing markets. I would like to see a larger edition of these inexpensive ultraportables. I think it would be a great success. There are portables like this in the market already, just at premium prices. Gauging from whats going on it seems like we will begin seeing ultra light gaming models. There’s no knowing what innovation’s we will see but more than likely there will be numerous.

In my view Rizeon have the best laptops in terms of value.

I want to give you four wonderful pillars for motivation, four main themes to underpin a healthy sense of drive and inspiration.

- The first main pillar of motivation is to gain recognition from peers.

When soldiers in wartime give up their lives during combat, why do they do it? Is it because of patriotism, a belief in the cause they are fighting for, or a fear of court martial if they do otherwise? Perhaps all these things play a part, but extensive research has shown that what really motivates a soldier to fight well incombat is the desire for the respect of the person who is fighting right beside him. This is much more important than medals or other forms of public recognition. This is similar to what motivates salesmen on the floor of a car dealership, students in a classroom or a team of lawyers trying to win a case.

In the English Premier football league, all the players will tell you the best award that they want to receive is the acclaim of the others players and to receive the players player of the year award.

Think of ways that you can develop recognition from your peers to enhance your motivation. The apply them to your life.

- The second pillar of motivation is recognition from respected experts or authorities.

In my own life, I love the fact that the wonderful multi-selling author in the US has helped me, guided me and become my friend professionally and personally. I desperately wanted to earn his respect.

Has there been someone like that in your life? It is important to realise that a respected expert does not have to be someone who is known far and wide throughout the world. You are the one who establishes the qualifications, though very often people whom you find impressive will be equally impressive to others.

Once you’ve met such a person, or even if you have just seen them from a distance or perhaps read an article about them, stop hesitating and politely approach them and introduce yourself. Unless you happen to catch them at a particularly difficult moment, most successful people are eager to help others and to pass on what they’ve learned.

The great thing about establishing a relationship with a mentor is that you eventually come close to that person that you can sometimes hear them advising you when they are not actually around.

Think about how you can get recognition from a respected expert or authority. You can really stretch this concept to be good parents, local teachers, councillors as well as business people; interpret this in the best way for you.

- The third pillar of motivation is family.

Although the approval of peers and experts may be important to your career, in your life, nothing compares to the influence of your family.

Let me explain what I mean by this with an example of my own; when I had come off stage speaking at an event in Dublin last year, a man approached me and asked me for some advice on the best way to stop smoking, he knew that I was the author of The Secrets of Self-Hypnosis and wanted assistance. My immediate response was to ask him what his reasons were for wanting to stop smoking and he said the following to me:

“My wife is pregnant with our first child and I want to have more after that. I want to be able to enjoy playing and having fun with my children and I want to be a healthy influence on their lives too.”

I spent some time talking to him about some specific techniques and strategies. I have not heard from that man, but I know that he was driven by his family and am sure of his success. Think about your wealth goals; so many of us want to be able to rpovide for our family and for them to have what they want.

So think about the ways in which you your fmaily can motivate you and get that lodged into your mind.

- The fourth pillar of motivation for today is something closely related to number three and that is sharing the wealth and wisdom for the good of your fellows.

To illustrate this pillar, I am going to mention a story I love about Andrew Carnegie, the Scottish immigrant who founded the United States Steel Company in the early nineteen hundreds. When Carnegie died, a yellow sheet of paper was found in his desk on which he had written a note to himself when he was in his twenties. This note illustrated the main purpose of his life. It read:

“I am going to spend the first half of my life accumulating money, and I am going to spend the last half of my life giving it all away.”

During his lifetime, Carnegie’s fortune was estimated a four hundred and fifty million dollars - the equivalent to four and a half billion dollars today. In addition to building Carnegie Hall in New York City, he founded libraries in hundreds of small towns all across America and participated in dozens of other philanthropic activities as well.

When we look at these found pillars of motivation, what do you really see? The thing that I immediately notice is that they all involve other people, whether they are peers, mentors, family members, or simply fellows of the human race. Ironic isn’t it? To be successfully motivated you need this very internal, very unique thing called your motivation. To acquire that innermost quality and set it to work, you need to recognise other people as reasons to believe.

Choices in Appointing International Managers

Globalization is requiring companies to make important choices about how to deploy international managers. The costs of making the wrong choice are heavy both economically and in the emotional and physical toll it can take on employees and the impact it can have on the overseas branch.

Traditionally companies have required managers to accept foreign postings of, perhaps, several years’ duration. Such postings mean upheaval for the manager’s entire familyschools, dual career issues, isolationand these problems of adapting to different cultures are a common cause of the failure of such postings. The burden on the manager is heavy with the double challenge of dealing with unfamiliar work patterns and anxiety about the family’s ability to settle away from home.

A compromise is for assignments to be shorter, no more than one year. Such postings permit greater choice for the employee. The family may wish to come along but no long-term adaptation is required. Or the family may stay behind and be content to visit, knowing that the absence is not too long. This is clearly less disruptive for the employee but means the company has an additional burden of making new postings every year.

More recently, we have seen the emergence of the international commuter, who ostensibly lives at home, but commutes every week or so to the job abroad. This is less disruptive for families but is likely to lead to travel fatigue, even burnout for the employee.

A further option is for a key employee to make frequent trips to a foreign branch without actually relocating and doing so only when physical presence is a necessitythis choice is made easier by technologies that allow video meetings, telephone conferences, use of intranets and other means of real-time remote contact.

A recent study by Cranfield Centre for Research into the Management of Expatriation (CREME) found that organizations are increasing their use of all four types of handling international assignments. However, many questions remain about how companies can find the best solutions for staffing overseas branches.

Although more flexible working patterns have been sought because employees clearly have difficulty in dealing with long-term overseas postings, the newer patterns are not themselves necessarily any easier to handle or more successful. The short-term assignment affects continuity of staffing and, in many cultures, frequent changes of manager are themselves a source of difficulty. The international commuter may cause local resentment by being seen as somebody imposed from outside who does not really wish to integrate with the local operation. Similarly, the frequent flyer will have less influence locally and is likely to find performance impaired both at home and abroad simply from the strain of travel.

Globalization has opened up exciting prospects for companies but the Cranfield study suggests that, while the economic opportunities are well understood, the best means of staffing overseas operations are not. Companies need a much more holistic view of the costs of an international assignment: the costs of relocating somebody (financial, emotional, physical) and the local costs of bad placements, cultural misunderstandings and inefficiency, all of which can be reflected in poor year-end results.

How can companies achieve this overview? Will they want to? To answer the second question first, it seems obvious that those companies that take the issue seriously are the ones likely to have the greater success in the global economy. As to the ‘how’, it will need a strategic approach that matches the company’s goals. However, a strategy can only be implemented after a proper study of all the factors involved:

• How long will it take a manager to become proficient in the overseas branch?

• What preparation does the manager need before taking up the posting?
• What support does the manager need in post?
• What are the impacts on family life and how can they be mitigated?
• What are the behavioural adjustments needed by the manager and the family in order to function in the new environment?
• What will the process of repatriation entail?
• How can the knowledge gained form each posting be garnered and used for the next assignments?
• How can the local branches be supported while they adjust to a new manager?

Undoubtedly there are many more questions that need to be raised. But one thing is clear: globalization is here for the long term, and if companies are to succeed they need to take the issue of overseas appointments very seriously indeed.

Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Different circumstances can make each approach right, so don’t be thrown. Many of these fees are fixed but some can be negotiated.
