Sash windows are an integral component of 18th and 19th century style. They make practical and aesthetically pleasing alternatives to casements, with their large glass panels and graceful proportions.

Despite much debate, the sash window is now thought to have originated in Yorkshire, England. They offered greater resistance to rot and distortion, while being able to keep out the weather and still allow fresh air in since they can be opened only slightly when it is raining.

Sash windows offered both practical advantages and a more pleasing style than older window designs, and they were popular in both new buildings and as stylish replacements in existing homes. Many were later removed, however in order to avoid paying the window tax of the late 18th/early 19th centuries. The Georgian sash window took on the modern double sash form. Glass remained expensive and was marked with large bull’s eye patterns in the center of each pane due to the way it was made. Once larger panels became available the classic six-paned Georgian windows appeared. They are considered characteristic of the Regency style.

The popularity of these windows have remained strong during the Victorian age, but they were ornamented with elaborate decorations. Sash windows that are gradated in size, becoming smaller at the top of the building are indicative of the style of this time, as are large bay windows. Four paned sashes are more common in houses built at this time. While the absence of glazing bars was originally a status symbol, many people put in windows that imitated older styles once sheet glass had become cheaper and more commonly used during the late 19th century.

Despite their popularity at the start of the 20th century, sash windows have become less common during the last hundred years, with cheaper, less labor intensive types of window being used instead. An interest in conserving historical styles of architecture has recently revived the demand for sash windows, however. These modern versions are produced with all the latest advances in technology, but retain the traditional style and elegance of older sashes, along with their functional design.

Getting a quality home inspections in Scottsdale is vital whether you are about to sell a home or buy a home. Here are a few pointers to doing your own property inspection to make certain your property inspector does what is mandatory, but don’t take this as legal advice and always seek pro help. To find air leaks, look for cobwebs-spiders spin them near openings to prey upon insects who enter from outside. Explain this entomology lesson to the vendor as you pick at those energy inefficient cracks. Check the sump for water which indicates seepage. Water pulls termites, so use your screwdriver to probe joists for rotten wood.

3) Living Area Inspection
Next, inspect the living area. Check for an alarm system and smoke detectors. Note the smell-it can affect value. Tally the number of bedrooms and bathrooms. ( According to FHA, a’bedroom’ is not a bedroom if you have to walk thru it to access another room. ) Many older homes lack closet space, so make note. Inspect the composition and condition of floors and walls. Test all windows and doors for ease of use. Also check that all electrical sockets are grounded ( three prong ) and functional ( you may use a cheap electric tester. )

John Virgo, the 1970s snooker player will be opening an auction in the north Cyprian town of Famagusta run by Harrison property auctioneers. Due to their choice of guest it seems that the organizers believe that the Famagusta market will be pulling in a significant amount of Britons who are looking to get in on the swiftly growing property market.

Famagusta actually lies just above the divide - created in 1974 - between the Greek-speaking south and the Turkish north. The Turkish possession of the northern part of the island is shunned by the EU however, peace talks are set for the 3rd of September and reunification between the two areas is on the horizon, thus adding to the already growing economy, tourist seen and property market. There has previously been confusion about investments in the north as there was some ambiguity about certain land ownership since many Greek Cypriots were evacuated during the invasion.

However the problem seems to be sorting and the property market in the north has recently been booming. Many of the investor’s doubts seemed to have been quelled with developments springing up, alongside plans for new shopping centers, marinas, golf courses etc. ‘Homes Overseas’ reported earlier this month that Famagusta could become a property hotspot should current reunification talks succeed.

This positive view of the north’s prospects is generally help by most people with an understanding of the Cyprus market. Ben Kent of Merseyside estate agency Venmore, has said that he feels particularly excited about the north’s prospects, and that Famagusta has become important since the European Union has got major reconstruction plans on the cards. Swansea footballer Kristian O’Leary has also recently bought a new home near Ayia Napa. “Cyprus offers the best opportunities for buyers looking for an alternative to the Spanish Costa’s, where in some cases prices have dropped dramatically. The island is changing its image, and its main airport, Larnaca is being extended, so rental yields should be excellent.” The land values in the Famagusta region, as with much of the northern island, are significantly cheaper than on the rest of the southern part of the island, but they are set to rise swiftly, making now prime investment time.

The need to restructure for traditional, bureaucratic firms is essential in the fast paced, dynamic business world today. Team-based organizations are largely successful in having all of the people in the firm feel accountable and responsible for the operation and success of the enterprise, not just a few people in senior management positions. This increased sense of responsibility stimulates more initiative and effort on the part of everyone involved…substituting peer for hierarchical control, teams permit removal of layers of hierarchy and absorption of administrative tasks previously performed by specialists, avoiding the enormous costs of having people whose sole job it is to watch people who watch other people do the work.

I’ve personally observed the detrimental effects of retaining the top-down structure in the present business climate. While working for a fortune 1000 engineering firm a few years ago, I was surrounded by some of the brightest programmers and senior-level engineers in their fields of study. They’d been with this firm for decades and possessed outstanding ideas for new products, services and streamlining processes.

As a middle manager, I worked directly with our front-line personnel and served as an informal sounding board for many of the ideas that they’d come up with over the years. It was astounding to learn that quite a few of them had made continued attempts to present their thoughts to supervisors, engineering directors and even executive management. The organization unfortunately was extremely hierarchical.

The engineers became frustrated in their attempts to bring ideas to fruition because of the rigid bureaucracy, which made it very difficult for them to locate and contact the appropriate people. Communication across the many layers of management was made difficult and employees were left no alternative but to accept the status quo.

This company consistently generated $150 million in revenues each year but could never surpass that figure. Yet even in the latter years, as sales steadily declined, top management stubbornly refused to listen to their own engineers for innovative ideas that could easily have revived the organization, potentially enabling it to exceed its profit ceiling of $150 million.

I witnessed, first hand, how vertical organizations effectively restrained creativity and ignorantly adhered to antiquated practices that had been successful 20 years ago. By the time senior management made the final decision to introduce new products, it was in an irreversible tail spin. Our competitors with their, strong adaptive cultures and de-layered organizational structures had beaten us to the punch. They were able to acquire huge shares of our market by offering products that our very engineers had recommended years ago.

Making swift, informed, decisions is a critical element for success in todays hyper-competitive, constantly changing business environment. Innovation, for most companies is fundamental to remaining competitive. Famous Harvard strategy professor Michael Porter once said that strategic superiority ultimately comes from innovation. Innovations allow companies to race ahead of competitors and thus build costly competitive entry barriers that discourage competitors. Innovation-centric corporate cultures are inherently dynamic, ever-changing.

Flatter organizations are much more adept at managing organizational change since decision making is placed in the hands of those on the “front-line”. In this era, decisiveness is critical. Horizontally structured organizations with fewer layers of management are able adjust operations as needed without having to go “up the chain of command” for confirmation, permission and final approval from middle and upper-management.

Communication too moves much more easily across flatter organizations. Since horizontal structures are often team based, each group shares information, best practices and potential pitfalls with each other; making fewer mistakes and more sensible decisions. Again without layers of management creating obstacles to communication, organizations are better suited to managing change that’s become so pervasive in today’s business world.

ADHD; A life saver

Studying the characteristics of ADHD; one would have to say that it might not be a negative trait at all. As a matter of fact squirrels and other fidgety creatures are able to stay more alert and not get eaten by predators as often as other critters. This simple fact seems to show that ADHD may be an extremely valuable trait indeed. Perhaps the person with ADHD ought to be the one on point guard when searching caves out for Bin Laden. The ADHD individual will be more alert and dwell less on one thing. Able to pick up the slightest movement, sound, or sight and be able to adapt quicker and isolate the threat with force. Perhaps ADHD might be used as a valuable tool for certain needs. Perhaps a person with ADHD would be a better direct sales person, because they can read body language, scan a room for topics of conversation and opportunity faster than a person without ADHD. Perhaps a company putting together a marketing team should have all of our blitz team be diagnosed with ADHD before they hire them? Interesting observation.

There must be more benefits to ADHD here. We must use these traits to our advantage. If a person with ADHD is said to have learning disorder in school for study and the like, then he or she must have another set of traits that are of benefit somewhere else. Almost without exception those who lack abilities in some areas are gifted in others, this is a known fact. We should use such advantages to our benefit. We should read up on this stuff to find out where the superior traits can do the most good. From our studies of different people we find that lower intelligence levels find themselves happier in repetitive jobs.

We know that “A” type personalities make lousy accountants and do not like fine details. So what do ADHD people have, we know they do not have a lack of intelligence. They may not score the highest on the English section of the SAT tests, but we know they are not stupid, some IQ tests have revealed that they are as much as 15% higher than the average. So take a person who is smart, but fidgety. What would they be most suited for? What do they excel in? They may not have the opportunity to get lots of degrees, since they probably hate school. It probably feels like torture for them, so then, find a need for their genetic make-up and you win, actually we all win. Do not be so quick to judge and/or prescribe drugs to our ADHD fellow citizens, we need them to help us stay safe and move the human race forward. Think about it.

Burn Fat Not Sugar!

You are going to be pleasantly surprised! Most people think that in order to lose weight you have to do strenuous exercise, continuously, and lots of it! Well, Guess what? NOT TRUE!

I know you are thinking? That’s crazy! It doesn’t make any sense! I thought the same thing, when I first heard this. But it all comes down to understanding how your body works.

By exercising 20 minutes a day average, you can reduce your craving for the wrong kinds of foods that result from your life stresses. SO let’s explore that concept of how the body really works! Your body has two ways to create energy. Your body can turn fat into energy, or it can turn blood sugar, glucose, into energy. But it can’t do both at the same time. At any time, your body is either burning fat, or blood sugar. When your energy demand is low, your body burns fat. When you are walking, working at your desk, driving a car, and even sleeping - the demand for energy is low so the body is burning fat. But as soon as your activity levels increase - your body turns to blood sugar since fat cannot be converted into energy quickly enough.

Let’s take an example. You are walking down the street to the bus stop (burning fat), and you see your bus start to close the doors and ready to leave. You start running - and very quickly your heart rate and your breathing will increase, and your body will begin to burn blood sugar instead of fat. Constant strenuous exercise conditions your body to burn blood sugar, instead of fat. Wow! That is an eye-opener, isn’t it?

These types of strenuous exercises are great for the heart, lungs, and circulation, and you may want to do these AFTER you lose the weight. Until then, try anaerobic exercise that doesn’t increase your heart rate. Try long, slow walks, because they are burning fat while you walk - but as an added bonus, you are conditioning your body to burn fat, opening up fat burning systems, burning calories, and building muscle

Weight lifting is another great exercise for losing weight because it will build muscle and muscle burns fat. Yep, that’s true. The more muscle you have the more fat your body burns every day. Don’t get me wrong - I am talking easy weight lifting, such as with 5 or 10 pound weights, and limit this to about 20 minutes a day, every other day. Alternate walking and weight lifting during the week - take Sunday Off. It is really that simple! Start your walking program easy too. Start with 5 minutes out, and then come back. Over time increase to 10 minutes out, and then come back; then 15, then 20. 20 minutes out and 20 minutes back - 40 minutes total every other day. Then stay consistent! One of the biggest problems with strenuous exercise is that people sometimes injure themselves early on in the program, and then that’s the end of it! All you need to do is walk and weight lift - light workouts. And once you have gotten started, do it consistently. This easy exercise program combined with a program of nutrition, information, and personal coaching can be just your ticket, to getting rid of those unwanted pounds forever.
